Designed around the concept of a live/work podium, the project dedicates its podium levels to flexible living spaces combined with professional workspaces.

To activate the urban realm, the design prioritizes permeability, openness, and connection with the city. The podium engages directly with the streetscape, inviting movement through its public plaza, vibrant retail spaces, and activated alleyway.

Strategic porosity, through physical openings, setbacks, and permeability at the lower levels is fostering pedestrian flow and visual connections.

Rather than enclosing the podium, the design opens it up by introducing an active alley, transforming it into a permeable and engaging urban space.

The project features two elegantly proportioned towers, strategically positioned to maximize views, natural light, and privacy for residents. The distance between them not only enhances sightlines to the city and surrounding landscape but also allows for a sense of openness within the dense urban fabric.

Anchoring the development, the podium is designed at a human scale, ensuring a seamless relationship with the street while supporting the lively, permeable ground plane. Atop the podium, rooftop amenities provide shared outdoor spaces, including landscaped terraces, lounge areas, and fitness facilities, offering residents a retreat within the city.
